Designing and constructing houses to cope with 100mph winds, 3500mm of rain, 40 degrees of temperature variance or to be earthquake proof. Quality construction like this demands the greatest attention to detail and the best selection of materials.
Our company was shaped with one of the most regulated building inspections processes in the world. So we are used to far outperforming what is the minimum needed to pass regulations to ensure a maintenance free longevity for the building.

Bitumen roofs are the cheapest possible solution to flat roofs and simply do not work in +40C heat, yet they continue to be used on 70% of new homes in Cyprus. They have a life expectancy of just 10 years! This example shows how a lack of skill/knowledge leads to future problems.

Category A energy performance - sounds great?
Except that can mean NO insulation at all!
Worse still - no insulation on the floor and roof. Surely we don't want to heat or cool the earth and run solar to pay for it?
The benchmark to meet thermal regulations in Cyprus embarrassing. We've seen multiple €1million plus houses sold without any insulation. Even if added to the walls, nobody speaks about the underfloor heating wasting 50% of the heat by warming the ground, or 40% of your air conditioning cooling the sky!
Ask your developer what they plan to do about thermal bridging, which can account for 30% of heat & cold lost outside of new homes.

What happens to all the moisture from cooking or showering? Or breathing! In the UK we were regulated to ensure adequate ventilation is offered to ensure a comfortable safe environment. In all the years of looking at properties in Cyprus and speaking with developers not one has ever spoken to us about ventilation! It's little wonder damn and mould is a problem on every home - it's just a matter of time.

Surely its more sensible to prevent inevitable problems when a house is built rather that retrospectively having to fix things later?
For example as standard we will fit every new home with a carbon and sediment filter at roadside so the whole house is protected from unnecessary mineral build ups.
